Start here: onboarding

We start with a conversation about the to-do list in your head. The things you’ve been thinking about doing but can’t seem to find the time.

Then we walk through your entire home. Together. In each room, you’ll tell us what you love and what you want to change.

Finally, we do a thorough examination of your home to determine what it needs. We take pictures and measurements. We capture appliance model and serial numbers. We document everything.

With all this information, we build a detailed plan for your home, including:

  • Comprehensive maintenance schedule for all systems (HVAC, plumbing, roof/gutters) and appliances (fridge, washer & dryer, dishwasher) within your home

  • Projects or repairs that should be prioritized including cost estimates for each

  • Your nice-to-haves, scoped with budgets and timelines assessed

  • If desired, vendor schedule for additional services, including cleaning, lawn care, pool care

Onboarding fee: $500

Comprehensive estate management

This is the all-in package for the homeowners with the most demands on their time. We’re onsite 1-2x per month depending on your travel needs and your home’s conditions. Any vendors are scheduled and their work is overseen.

All work booked is communicated to you in advance. We meet vendors onsite and oversee their work. We pay vendors and markup that cost by 20% to cover our team’s time onsite.

You receive one monthly bill with full transparency about what was done, including recommendations, next steps, and cost detail.

  • Annual preventive maintenance (see sample tasks below)

  • Monthly home visit for visual inspection

  • 48 hours of personal assistance or handyman services annually

  • Established, high-quality vendor relationships

  • Home profile maintenance (like an electronic health record for your home)

  • Property oversight while you are away

  • All vendors scheduled, overseen, and costs passed through at 20% markup

Price: annual price = 2X home size billed monthly, quarterly (5% discount), or annually (10% discount)

For example, if your home is 3,500 square feet, the annual plan is $7000.
