  • Our first 90 days are designed to set you up for long-term success:

    Month 1 - Comprehensive Onboarding:

    Your home manager conducts a detailed walkthrough with you, documenting your home's systems, appliances, and specifications.

    More importantly, we capture your to-do list and priorities - what's broken, what's annoying you, what projects you're planning. We immediately begin addressing these items, giving you quick wins while building your home's permanent digital profile.

    Months 2-3 - Property Inspection:

    We schedule a certified property inspector to conduct a comprehensive assessment of your home's major systems. Your home manager attends the inspection and integrates key findings into your personalized maintenance plan and digital records.

    Month 4+ - Ongoing Management:

    With complete documentation and a clear maintenance plan in place, we shift to proactive ongoing management - monthly walkthroughs, vendor coordination, and addressing issues before they become emergencies.

  • Your service credit is applied to services we manage for your home,

    That can be anything on your home’s maintenance plan, to-do list, or any other priority you have. It can even be applied to chores we do in your home.

    Service credits are paid to vendors who perform the work. They also apply to the time it takes us to develop your home’s plan and cover the time we spend scheduling and overseeing those vendors.

  • It depends on what work is on your home’s to-do list. For chores, we do the work. For handyman projects, we have several on-call handymen that we will use.

    For everything else, we get estimates for you, present you with the options, obtain samples and bring them to you at your house if necessary, and oversee the work. That includes sourcing, scheduling, supervising, and handling communication with our trusted and vetted service providers.

  • Yes. You decide what matters most each month — whether that’s maintenance, a repair, or another home project — and we apply your credit to the services we manage.

  • No long-term contract. Most clients stay because the service becomes part of how their home runs.

  • Unused credits can roll forward for future priorities. We do a quarterly true-up where we review with you what you have available and how you want to prioritize those funds.

  • Both, or either. Many clients use this service for vacation homes or properties they don’t want to manage themselves.
